A conversation about your project

Share the BoQ, a drawing, or just a brief on what you're building. We review against actual quarry and godown availability and come back with material options, lead times and pricing within the working day.

Aligned to your construction programme

Your tile-laying or stone-setting timeline maps to our dispatch schedule. Lorry-loads land on site about a week before the layer is ready, not three months early sitting in your store room.

Phased dispatch with clean paperwork

Each dispatch arrives with signed delivery note, GRN, GST-compliant tax invoice. Audit-ready for listed developers and government-empanelled contractors.

Snag-stock provisioning

Damage-in-transit or specification mismatches replaced within 48 hours from godown stock. Snag-stock is built into the quote, not billed separately.

Project supply

We supply construction sites across Kerala, residential developers, hospitality groups, healthcare trusts, religious institutions, retail and commercial fit-outs. The operational pattern is the same regardless of project size: clean paperwork, honest pricing, material that arrives when your layer is ready for it.

What standard project supply looks like

For a typical 15 000 to 25 000 sqft residential or commercial project:

  • Before construction starts: BoQ review, material recommendation per zone (different specs for bathrooms vs lobby vs parking), pricing fixed in writing.
  • Mobilisation: first lorry dispatched a few days before first-layer ready date.
  • Build phase: phased lorry dispatches at 7 to 14 day intervals based on your construction velocity.
  • Snag phase: damaged or mismatched material replaced within 48 hours from godown stock, at our cost.
  • Punch list: any architect-specified replacement, additional area, or last-mile material supplied through handover.
  • Handover: final reconciliation, warranty documentation, leftover stock buy-back option for any unused material.

Why phased dispatch matters

Sites don’t have infinite storage. A 20 000 sqft tile order is roughly 75 pallets, about 9 lorry-loads. Dumping all of it on day one creates congestion in active construction zones, damage risk from being moved repeatedly, and cash-flow timing mismatch (you’ve paid for material you won’t lay for four months).

So we schedule lorries against your layer’s actual progress. Roughly 1 500 to 2 000 sqft per dispatch, every 10 to 14 days, arriving on site about five days before the crew is ready for it.

Honest about where we draw the line

We won’t project-supply if:

  • The site doesn’t have a single designated material-receiving contact.
  • The BoQ is materially incomplete and we’d be gap-filling on assumption.
  • The site is in a flood-prone location in pre-monsoon condition without weather protection for material.
  • The construction programme is in an obvious slip state that would leave us holding stock for over six months.

A clear conversation at proposal stage, even one where we say “wait a few weeks before ordering,” usually saves everyone meaningful money and stress later.

Do you supply outside Kerala? +

Standard scope is Kerala. For projects in Tamil Nadu (Coimbatore, Madurai) and Karnataka (Bangalore, Mangalore) we supply on request, quoted with the additional freight and often dispatched quarry-direct rather than via Kochi.

What's the typical project size you supply? +

Anywhere from a single villa to 50 000+ sqft mixed-use. Smaller scopes are routed through our retail floor; larger ones get a dedicated dispatch plan. We've supplied an 80 000 sqft residential complex and a single 60 sqft bathroom in the same week.
